M/I Homes of Chicago to Start Townhome Sales at The Villas at Link Crossing in Buffalo Grove

M/I Homes of Chicago has announced plans to launch townhome sales in December at The Villas at Link Crossing in Buffalo Grove, Ill., following its recent acquisition of 61 unbuilt townhome sites and two built, decorated model townhomes at the community from K. Hovnanian Homes. The 61 lots and two models represent the remaining sites out of 119 total townhomes planned for The Villas at Link Crossing, which is part of the larger 50-acre Link Crossing master-planned community. The community is located east of North Buffalo Grove Road, between Aptakisic and Half Day roads.

"With demand for new-construction homes in prime locations continuing to outpace available inventory in Chicago's suburbs, these townhome sites represent an excellent complement to other communities in our portfolio," said Rick Champine, area president of M/I Homes. "Our sales centers across the Chicago market are seeing a steady stream of buyers seeking new-construction options near employment opportunities, shopping, dining and top-rated schools - in this case Stevenson High School - and The Villas at Link Crossing certainly checks all those boxes and then some. We're eager to hit the ground running and work with the Village of Buffalo Grove to ensure a smooth completion of the original vision and plans for this development."

The acquisition, which closed in late October, entails only the 61 unbuilt townhomes and two models at The Villas at Link Crossing. K. Hovnanian will complete construction of its remaining townhome backlog as well as the single-family home portion of the Link Crossing community, The Manors at Link Crossing.

VIP registrations are currently being taken for The Villas at Link Crossing on the M/I Homes website, where interested buyers can sign up to receive updates including pricing information. Buyers will be able to choose from five two-story floor plans that range from 1,992 to 2,620 square feet and have three bedrooms, 2½ baths, a rear-loading two-car garage, deck and full basement. All townhomes feature an open first-floor design with an island kitchen, great room and adjacent dining area. Additionally, select plans offer home offices and lofts, and one design includes a first-floor owner's suite.

Townhomes will be complete with 9-foot first-floor ceilings, engineered hardwood flooring throughout the main first-floor areas, and 42-inch maple cabinetry and quartz or granite countertops in the kitchen. Buyers can also personalize their home with options including an additional bedroom or flex room in lieu of a loft, a fireplace, luxury owner's bath, and other upgraded finishes and features.

"This location has tremendous appeal to a variety of buyers, from busy professionals who want quick access to nearby business centers to families who are seeking a home served by award-winning Adlai E. Stevenson High School to downsizers who'll appreciate low-maintenance townhome living near numerous recreational options,"said Cheryl Bonk, vice president of sales and marketing for M/I Homes. "We have extensive experience selling and building townhomes in the Northwest suburbs, and we know the flexibility of these plans, their size and the level of finish they offer will resonate with area buyers."

The Villas at Link Crossing offers a low-maintenance lifestyle, with lawn care, landscaping and snow removal provided. The community also features on-site walking paths, a playground and sports fields, plus it's near multiple recreational offerings including parks and conservation areas, golf clubs and the Buffalo Grove Aquatic Center. Located a mile from the Buffalo Grove Metra station, the community is served by top-ranked schools including Earl Pritchett School, Meridian Middle School, Aptakisic Junior High and Adlai E. Stevenson High School.

Homes at all M/I Homes communities come standard with the builder's industry-leading 15-Year Transferable Structural Warranty, which not only allows buyers to purchase with confidence, but also adds value if the home is sold in the future. All homes are also WHOLE HOME Certified, an M/I Homes designation indicating the builder's superior approach when constructing homes. Upon testing, an M/I home will receive a more favorable HERS (Home Energy Rating System) score than an Energy Star-certified home, which can save buyers upwards of 30 percent on their energy bills. A lower HERS Index means lower energy costs, and on average an M/I home achieves a HERS rating of 62, considerably lower than other resale homes and other builders in the market.
