Northbrook's Mosaic Construction Renovates Evanston Place Luxury Rentals
An Attractive Option for Northwestern University Students
Evanston Place Apartments, located on the North Shore of Chicago, is a 400-unit location with 1,000 residents that offers luxury smoke-free apartments with resort-style living within walking distance of Northwestern University and the Metra. Its amenities include a rooftop pool, fitness center, private patios with lake views and upgraded kitchens and bathrooms in selected units.
When these units needed upgrading, Northbrook's Mosaic Construction was initially retained to renovate three units as a test to see if the upgrades would warrant a rent increase. This subsequently proved successful, and more work continued. As a result, the owners were able to increase rents.
"Evanston Place is in a great location and appeals to the local student population. The investors wanted to get the job completed within eleven months, but we were able to complete the work in nine. Mosaic's work focused on common areas, including a new 24-hour package acceptance area that was converted from unused space. Renovation also included a barbeque area with grills for renters, as well as work on the pool deck bathrooms to make them ADA-compliant. .
Ben Fleming, from AIMCO, rated the quality of work as excellent, and was pleased that all of Mosaic's subcontractors are owner-operated "so they care about the quality of
the work and we have confidence that the contractor is honest and the quality will be there, alleviating the stress we typically have on our projects. It makes my life easier and at AIMCO, it adds the value. Without the quality we don't get those returns."
