Entre Realty completes four commercial transactions

Entre Commercial Realty LLC based in Schaumburg recently announced the following transactions:

Ÿ A lease of 91,267-square-feet at 450 Congress Parkway in the Crystal Lake Business Center. Entre represented the tenant, Aptargroup, in the transaction. The Aptargroup family of companies is a global dispensing systems industry. With over half a century of experience operating in the consumer packaging world, Aptargroup is a unique customer and shareholder focused company with proprietary knowledge, technical expertise, broad product range, and approximately 9,000 dedicated employees in 19 different countries. Aptargroup’s stock trades on the New York Stock Exchange with the symbol ATR.

The new location will allow Aptargroup to expand its warehouse and distribution capabilities and will support its nearby manufacturing plants in Cary and McHenry. Entre Commercial Realty worked alongside Aptargroup’s operations personnel and logistics consultants in order to identify a facility to maximize operational efficiencies at favorable economic terms. The building features 24-foot clear ceilings, 20 truck docks, precast construction and an upgraded ESFR sprinkler system to accommodate the bulk storage of plastics.

Dan Benassi and Dan Jones of Entre Commercial Realty represented Aptargroup and Tyler Hardy and Anne Arnold of Grubb & Ellis represented the landlord, Cobalt Capital Partners, in the transaction.

Entre also represented Aptargroup, Inc. in the extension of its leases at 801 & 901 Technology Way in Libertyville. The new leases represent significant occupancy cost savings over the term of the leases.

Dan Benassi and Dan Jones of Entre Commercial Realty represented Aptargroup in the transaction. The landlord, Manulife Financial (John Hancock Life Insurance Company), was represented internally by Daniel Shapiro.

Ÿ A lease renewal and extension of an 80,000-square-foot space in a 180,000-square-foot multi-tenant industrial facility at 1222 Crosslink Parkway in Belvidere. The space was leased by Android Industries — Belvidere LLC. Android assembles and sequences powertrain modules for Chrysler/Fiat’s Belvidere vehicle assembly plant.

Android was originally attracted to the state-of-the — art precast building because of its proximity to the Chrysler/Fiat plant and the overall specifications and layout.

Michael Gazzola of Entre Commercial Realty and Peter Walocko of Signature Associates represented the tenant in the transaction and Joe Voet of Cobalt Capital Partners represented the landlord.

Ÿ Entre’s Distressed Property Services Group sold a 36,604-square-foot industrial facility at 945 Anita Ave. in Antioch. The purchaser, Braeside Displays Inc., is a manufacturing company providing custom and stock display stands. Braeside Displays is headquartered at 795 Bartlett Ave. in Antioch and the 945 Anita Ave. property will allow the company to expand its capabilities.

They were attracted to the facility due to its proximity to the existing headquarters and large flexible floor plan. Nick Walby and Brain Bocci of Entre Commercial Realty were the sole brokers in the transaction and represented the seller which was a bank that had obtained ownership of the property through foreclosure.
