Location and lot sizes add to Parcel C's value

Value, large lot size, and great location are the elements in the triple play that make Parcel C in Hoffman Estates an attractive neighborhood.

So named because it was one of the first four residential neighborhoods developed in the village, the homes in Parcel C were built during the late 1950s and early 60s.

"The area was originally almost all ranches on a slab," said Kari Baker of Century 21 1st Class, Schaumburg.

Because of the age of the homes, most have additions or were altered in some way. The houses were initially around 1,200 square feet with two or three bedrooms, eat-in kitchens, and 1½ to two bathrooms.

"Many had attached garages or carports and they converted them to living space and added a detached garage," Baker said "Converting the garage was very common in the 1970s and 80s."

Gus Mokakos has lived in one of those converted ranches for 28 years, first with his parents, then by himself after they moved out. The original, first floor portion of the house has the living area, along with two bedrooms and a bathroom, while the second story addition has two bedrooms and two bathrooms.

"I grew up there and I just love the area," Mokakos said. "The area is big enough that you can do just about anything, but small enough so that it stays personal."

The size of the lots is one of Parcel C's biggest attractions. At approximately one-half acre the lots can easily accommodate large additions as well as larger homes for tear-down construction. Baker noted that one of the builders constructing both additions and new homes in the neighborhood is Delta Carpentry of Schaumburg.

Price range for homes in Parcel C range from a low of $259,000 for one of the smaller ranches on a slab to about $615,000 for a newer tear-down home with four or five bedrooms, 2½ to 3½ bathrooms, and approximately 3,000 square feet of living space. Home exteriors are primarily brick bottoms topped by siding.

"What I like most about the area is you get so much for the money," Baker said. "These homes have big lots and you are close to all shopping, closer to Woodfield than most of Schaumburg."

Residents can walk to Dominick's, the Schaumburg Township District Library and various other smaller businesses at Schaumburg and Roselle Roads. Valli Produce is also within walking distance at the southern end of the neighborhood, while the Golf Road dining strip is just minutes away by car. Nearby fast food restaurants include Burger King, Zippy's, The Hot Dog Place, and Subway.

Access to downtown Chicago is also easy via the Roselle Road entrance to the Jane Addams Tollway. Public transportation via Metra's Milwaukee District West Line is a 15-minute drive south to either the Roselle or Schaumburg stations.

Price range: $259,000 to $615,000
