Sanctuary Estates has variety of lot sizes

If country-style living is your dream, Sanctuary Estates in Spring Grove may be your answer.

The 25-acre development includes 16 lots ranging in size from three-quarters of an acre to 5 acres. Developed by Beller Builders of Spring Grove, the community features custom homes starting at about 2,600 square feet.

"The home sites satisfy the needs of a variety of buyers," said John Beller, owner of Beller Builders. "Two of the lots even accommodate horses."

The development, which opened last winter, is 30 percent sold, with three homes already completed or nearing completion.

Lots are for sale to builders or individuals. "Buyers can bring in their own builder, or we can construct a home for you," Beller said.

"Although we have built homes costing more than $3 million, our typical house is about 3,500 square feet," he said.

Beller said he expects the average house in Sanctuary Estates to be priced in the high $400,000s, even though he currently has a presold $1 million ranch home under construction there. Home site prices start at $95,000 and go up to $155,000.

Nestled amid acres of rolling farmland and divided by the Nippersink Creek, Spring Grove is one of the fastest growing municipalities in McHenry County.

Sanctuary Estates is off Winn Road in Spring Grove. To reach the development from routes 31 and 176 in Crystal Lake, go north on 31 about nine miles to Johnsburg Road. Turn right on Johnsburg for about 1 mile. Turn left on Spring Grove Road (CR-V40), which turns into Winn Road, and follow it for about six miles. Sanctuary Estates is on the left.
