Apartments, townhouses, rowhomes proposed for former Loeber horse farm in Schaumburg

Nearly four years after its owners sought to disconnect it from Schaumburg, the former Loeber horse farm is still in the village and now the subject of a new proposal calling for 357 apartment, townhouse and rowhome rental units on the 33-acre site.

There have been several other concepts for the open land on the table, but only Toll Brothers' 55-home proposal in 2005 received village approval before the company walked away from the project.

The property on the west side of Meacham Road is bordered by the International Village apartment complex to the south, The Treehouse of Schaumburg apartment complex along part of its western edge, and single-family homes in Rolling Meadows to the north.

The proposal currently under review by Schaumburg's community development staff is from Elmhurst-based Nitti Group LLC. The same firm is building a 149-home development on 62 acres formerly owned by Palatine-Schaumburg High School District 211 between Summit Drive and Plum Grove Road in Schaumburg.

The Loeber plan is divided into north and south phases, separated by Salt Creek.

The southern phase consists of six, four-story apartment buildings totaling 270 units, with a 5,068-square-foot clubhouse containing a pool, fitness center, lounge, leasing center and locker rooms.

The other rental units on the north side of the creek will be townhouses and rowhomes.

The two-story townhouses are either 2,010 square feet with three bedrooms and two-car garages or 1,624 square feet with two bedrooms and one-car garages.

The rowhomes are three stories with rear-entry two-car garages. There would be three-bedroom units between 1,877 and 1,955 square feet, as well as two-bedroom units ranging from 1,322 to 1,625 square feet.

The apartments to the south would include both one- and two-bedroom units with 18 single-car garages in every building of 45 units.

Outdoor amenities for the apartments are planned to include seating areas with firepits, grilling stations, a dog run and pocket parks.

The entire development would include 477 parking spaces.

A representative of the developer couldn't be reached for comment Monday.

Village officials said there isn't yet an estimated time frame for review of the plan ahead of the scheduling of a public hearing.

Members of the Loeber family that owns the property and Loeber Motors in Lincolnwood said in 2020 that their disconnection lawsuit was based on frustration with Schaumburg officials and village development standards that were making it difficult to sell the property.

That lawsuit was dismissed in 2021, village officials said.

Schaumburg Trustee George Dunham said in 2017 that previous attempts to develop the site failed from downturns in the economy and housing market, not the village's guidelines.

After Toll Brothers abandoned its plan, Dartmoor Homes submitted a somewhat similar proposal in 2007 just before the Great Recession devastated the housing market,

In December 2016, village board members unanimously rejected Pulte Homes' proposal for a 98-home development to be called Canterbury Crossing. Though the company later dropped 11 homes from its plan, some trustees said they still couldn't vote for a development that included lot sizes as small as 6,600 square feet.
