NAI Hiffman completes five leases at 2200 Cabot, Class A office redevelopment in Lisle

LISLE - NAI Hiffman, the largest independent real estate services firm in the Midwest, announced it recently completed five office leases totaling almost 30,000 square feet at 2200 Cabot Drive, a Class A office redevelopment in the Corporate Lakes office park in Lisle. Located in the East-West Corridor about 25 miles west of Chicago, 2200 Cabot, which is fully renovated, is adjacent to a forest preserve with a golf course, country club and equestrian center, and offers easy access to I-88 and I-355.

Patrick Kiefer and Jim Adler, executive vice presidents with NAI Hiffman's Office Services Group, represented building owner RE Development Solutions in lease negotiations with tenants, which include CAGE Civil Engineering, Capitas Financial Midwest, NSA Media, TD Synnex and Mathieson, Moyski, Austin & Co., LLP. Cooperating brokers on the deals were Patrick Elwood of CBRE, William Main of CBIZ Gibraltar, Diana Riekse of CBRE, Kevin Rogers of JLL and Scott Fedyski and Jay Scholten of Capital Real Estate Partners.

Built in 1990 and previously renovated in 2002, 2200 Cabot is a five-story building with approximately 132,000 rentable square feet located on park-like grounds. Owner RE Development Solutions has been renovating the building since its acquisition in November 2019, updating mechanicals, the lobby and the entire first floor. RE Development Solutions also saw a need in the market for small to mid-size users and subdivided the third floor from a single-tenant 33,000-square-foot floor to a multi-tenant floor with spaces from 3,500 to 10,000 square feet. In addition, ownership replaced the roof, added a deli and completely renovated the penthouse tenant lounge/amenity floor. 2200 Cabot boasts almost 400 surface parking spaces and 29 heated underground executive parking spaces, a drive-in loading dock, and on-site ownership and property management as well as access to strong labor pools in the western suburbs, including Lisle, Naperville, Downers Grove and Wheaton.

Approximately 70,000 square feet of the building remains available for lease, Kiefer said, with suites ranging in size from 6,200 to 39,382 contiguous square feet. The second floor, consisting of approximately 33,000 square feet, is nearly fully furnished and move-in ready.

2200 Cabot is located about two miles from downtown Lisle and less than two miles from Freedom Commons in Naperville, featuring stores, restaurants and professional services. It is within one mile of I-88, two miles of I-355 and less than two miles to the Lisle Metra station.
