Mount Prospect approves pediatric clinic on Rand Road site

Months after rejecting a fast-food restaurant on the same site, Mount Prospect trustees Tuesday approved plans to replace a pair of homes along Rand Road with a medical office building.

P.M. Pediatrics will provide urgent care to children on the property at 200 and 204 W. Rand Road, under the measure backed by the village board.

Board members in February rebuffed developer Mitch Goltz of GW Properties when he proposed tearing down the single-family homes and replacing them with a Wendy's restaurant with a drive-through. Residents in the neighboring Wedgewood subdivision had objected, citing concerns about cut-through traffic and drainage issues.

"Not often do we make it back for a second round on a project. We appreciate the opportunity and are excited to get this off the ground," Goltz told board members Tuesday.

P.M. Pediatrics will operate a 5,000-square-foot facility on the site under a 20-year lease. The clinic, the first Chicago-area location for the national company, will be open from noon to midnight.

"In the most vulnerable hours for a child, they will be able to serve them," Goltz said, adding that 65% of the clinic's business will take place between 3 and 6 or 7 p.m.

Neighbors voiced concern before the plan commission, which recommended the proposal by a 3-1 vote in July, but none showed up before the village board Tuesday.

"It's certainly not a Chick-fil-A or a Wendy's," Trustee Paul Hoefert said. "It's not residential, but it feels like a nice buffer, a quiet buffer let's call it, between residential to the northwest and to the retail which exists."

"This particular type of business office is perfect for Mount Prospect, because there are so many children," Trustee Eleni Hatzis added.
