Industrial redeveloper of Schaumburg neighborhood seeks adjacent Experior trucking site
Chicago-based industrial developer Logistics Property Company won’t end its transformation of Schaumburg’s southwest corner with the recent purchase and demolition of the unincorporated Long Avenue neighborhood.
It also plans to take over the adjacent 55-acre Experior Logistics property at 1001 W. Irving Park Road that inspired the Long Avenue residents to sell their once rural homes in anticipation of a major trucking headquarters being there.
The end result would be called the 390 O’Hare Logistics Park with two warehouse buildings on the 23-acre Long Avenue property LPC already owns and two more on the land it hopes to buy from Experior.
Schaumburg’s zoning board of appeals is considering the proposal at 7 p.m. Wednesday at the temporary village hall, 1000 E. Woodfield Road.
The plan would include a parking expansion for the 175-year-old St. John Evangelical Lutheran Church next door at 1800 Rodenburg Road, Schaumburg Economic Development Director Matt Frank said.
Last December, Schaumburg trustees approved LPC’s proposal for a pair of buildings totaling 436,500 square feet on the 55-year-old Long Avenue neighborhood as well as development incentives that included a tax increment financing district and a Cook County Class 6B tax incentive for industrial use.
Last fall, LPC’s Central Region Associate Market Leader Ben Fish said the proximity of Experior was part of what sparked his company’s interest in the Long Avenue site. Shared infrastructure and road access was part of the company’s plan from the start.
But Experior was never able to follow through on its plans to relocate its headquarters from Alsip to the site it bought from the village of Schaumburg for $7.5 million before its development agreement expired on June 30.
The company needed to lease 70% of its parking lot to other trucking firms to receive a loan enabling construction of the headquarters building and a gas station. But securing tenants proved difficult without those amenities in place.
