Schaumburg zoning board recommends new housing plan for Loeber Farm near Rolling Meadows
Over the voiced concerns of neighbors in Rolling Meadows, Schaumburg’s zoning board Wednesday recommended approval of the latest proposal for the residential development of the 33-acre Loeber Farm property off Meacham Road.
The village board will consider final approval of the plan for 43 single-family homes, 37 row houses in eight buildings and 42 townhouses among 16 buildings on Jan. 13.
Tuesday, the village board began a process to extend the nearby tax increment finance district of the redeveloping area around the intersection of Algonquin and Meacham roads north to the Loeber property to help cover the costs of some of the public improvements that would be needed.
The nine Rolling Meadows residents who spoke from among the crowd at Wednesday’s meeting most often cited concerns about the drainage problems that further development along Salt Creek might cause, as well as the strain on Meacham Road traffic around the single access to the Loeber property.
More than most, resident Mike Bryskier acknowledged the inevitability of development on the site. But he told zoning board members he didn’t recognize any needed guarantees in Nitti Group LLC’s proposal that neighbors like himself would be protected from such negative impacts.
“What I’m opposed to is wishful thinking dressed up as a plan,” Bryskier said.
Apart from conditions already imposed by Schaumburg’s planning staff, the zoning board added the designation of a construction liaison that would keep neighbors informed of each stage of the process. They also limited outdoor construction hours to 7 a.m. to 6 p.m. with a ban on Sundays.
“The village is going to have its eyes on you and your development constantly,” zoning board Chairman Harry Raimondi told representatives of Nitti Group. “This is not the village of Schaumburg’s first rodeo. We take pride in what we do in working with people and companies. I don’t want the people of Rolling Meadows to think they’re being dumped on.”
