Chicago firm helping draw a new vision for The Promenade Bolingbrook

Chicago-based Brookline Real Estate is partnering with Rhino Investments Group, a Las Vegas-based real estate firm, to lead the transformation of The Promenade Bolingbrook, a premier open-air lifestyle center.

Brookline has more than $150 million in completed mixed-use and retail projects and more than 6 million square feet leased across the Midwest. It specializes in creating long-term value through targeted leasing strategies and asset repositioning. Its leasing and development team — led by Kelsey Gross, Brad Ratajczak, and Andrew Balzer — collectively has decades of experience working with owners, tenants, and municipalities across the Midwest to generate value across a variety of retail asset types, with a focus on underperforming centers, according to a news release.

While previously with another firm, members of the Brookline Team led the planning and execution of Block 59 in Naperville — now under construction to transform a dated center into a vibrant dining and entertainment destination.

Brookline has been hired to oversee leasing and lead a new vision for The Promenade Bolingbrook, focusing on curating a refreshed mix of retail, service, restaurants, and experiential offerings that align with consumer demands, the release said.

Rhino recently acquired an interest in The Promenade Bolingbrook. The 778,000-square-foot LEED-certified center, at Boughton Road and Interstate 355, offers access to a high-income, family-oriented trade area of more than 200,000 residents within 5 miles.

Rhino and Brookline are laying the groundwork for a major repositioning of the property — one that will enhance its appeal, increase foot traffic, and secure its place as a top-tier retail and lifestyle destination for the Chicago metropolitan area, the release said.
