Walgreens work to start at end of year in Elburn
The long-anticipated construction of a Walgreens with a drive-through pharmacy at the northeast corner of routes 38 and 47 in Elburn will likely begin at the end of this year.
Elburn trustees gave their final approval for the 14,700- square-foot drug store, which will be part of the Prairie Valley North Commercial Center, this month.
The 1.3-acre development will also consist of a bank with a drive-through and three additional commercial buildings.
Since original approval on the project in 2004 had expired, developer Bond Property Group had to re-submit its plans.
"It freshened up the expired planned development approval for the overall project," explained village administrator David Morrison.
As part of the approval developers have agreed to also install a pedestrian crossing at Route 38 on the east side of 47.
In addition, the village is considering the addition of a second crosswalk at Route 47 south of Route 38, near the McDonald's.
The developer will also meet requirements set by the planning commission, which approved the project last spring. They include: light poles lowered to conform with village lighting standards, and establishing drive-through hours and signs around the property to protect the existing neighborhood.
Traffic and safety issues have caused village trustees to table approval of plans for another commercial development to be located on the northwest corner of Route 47 and Keslinger Road.
Representatives for developer Ken Marino are planning a joint meeting with village officials and the Kane County Department of Transportation to come to an agreement on access to the proposed 60,000-square-foot commercial center, which is currently only right turn in, left turn out.
Trustees however were pleased with recommended architectural changes made to the proposed building. Instead of one long building, the new layout makes each unit look like it's on its own.
If approved the project could include a Goddard Day Care Center, a bank site, and a multi-tenant center.
