Relocating Schaumburg YMCA seeking Cook County tax break to help renovate new site
The relocating Golden Corridor Family YMCA in Schaumburg is seeking a Cook County tax incentive to assist with its planned $1 million upgrade to its new facility.
The then-Campanelli YMCA was 56 years old when it closed at 300 W. Wise Road in 2024 to make way for Pulte Homes to build 68 townhouses.
But the local Y’s President and CEO Doug Britt immediately called finding a new location in or near Schaumburg a top priority.
Two months ago that future site was identified as the combined 131,654-square-foot space of the former At Home store at 101 Barrington Road and the former Signature Fitness Club next door at 141 Barrington Road.
The facility’s fitness center is expected to be completed in June and the adjacent sports complex in September, Britt said.
But the nonprofit organization is requesting, with the village’s recommendation, a Cook County Class 7B tax incentive to make its investment financially feasible.
Rather than the normal 25% property assessment level, a 7B incentive reduces that to a 10% level for a decade before rising to 15% in the 11th year and 20% in the 12th and final year.
Schaumburg officials concurred with a consultant’s study finding the vacant space to be deteriorated and in need of improvements to be suitable for the YMCA’s needs.
Over the life of the incentive, the YMCA is projected to pay approximately $4.5 million in property taxes and save more than $5.5 million based on the 2024 tax rate, according to the village.
The Golden Corridor YMCA is expected to have eight full-time and 40 part-time employees.
The YMCA’s sports complex will have multipurpose courts, indoor turf soccer field, batting cages and pitching tunnels, golf simulators and training areas, and a walking and jogging track. The fitness center will have modern strength and cardio equipment, group exercise and wellness classes, and an aquatics center for swim lessons, lap swimming and water fitness classes.
The building also will have on-site first-aid stations and health care partner space for chiropractic and orthopedic services.
Regular business hours will be 6 a.m. to 9 p.m. Monday-Thursday, 6 a.m. to 8 p.m. Friday, 7 a.m. to 8 p.m. Saturday and 7 a.m. to 6 p.m. Sunday. However, the sports complex side could run until 11 p.m. depending on tournaments and league play while the fitness center side has the potential to open as early as 5 a.m.
