Senior housing, row homes, medical offices could be coming to Motorola site

Row homes, apartments, senior housing and medical offices could soon join a Topgolf sports entertainment facility in the redevelopment plans for the 322-acre former Motorola Solutions campus in Schaumburg.

"We're really close on a national homebuilder for for-sale row houses," said Bob Burk, managing partner of site developer UrbanStreet Group LLC. "My firm is pursuing a stand-alone, loft-style apartment building."

Two other potential projects that are progressing are a senior housing facility and medical office building, said Burk, whose firm owns 225 acres of the site.

None of the projects would preclude Amazon from choosing the campus for its second headquarters, though some changes to the land-use plan might be necessary, he said.

Illinois' unified proposal to Amazon - which includes the former Motorola site, the McDonald's office campus in Oak Brook and eight locations in Chicago - remains on the company's short list of 20 possible choices across the nation.

The general plan for the former Motorola property at the southwest corner of Algonquin and Meacham roads is to turn it into a self-contained community of offices, homes, stores, restaurants, hotels and entertainment venues.

The site is only slightly smaller than the defined area of the Chicago Loop.

The proposed Topgolf would be just northwest of the remaining Motorola Solutions office tower. Even if approved by village officials in the near future, Topgolf is not anticipated to open until 2019, after this year's construction of a new central road through the old Motorola site.

Topgolf has more than 40 locations in the U.S. and United Kingdom, including in Naperville and Wood Dale. Another was proposed in Lincolnshire last month.

Last spring, consultants working for the village of Schaumburg identified a potential for 2,700 homes on UrbanStreet Group's land and up to 3.3 million square feet of office space on the entire former Motorola property.

But about a third of that potential office space is already spoken for with Zurich North America's massive new headquarters and Motorola Solutions' own downsized presence.
