Residential development booming in South Elgin
With two active residential construction projects and four in the pipeline, South Elgin hasn't seen this much development activity since the Great Recession.
The projects include:
• Fox View at the River, a building with 72, one-bedroom and two-bedroom apartments at 395 N. La Fox Street just north of downtown, across from the U.S. post office. The village board is expected to approve the concept plan on Monday.
• Springs at South Elgin, a gated community of 15 buildings totaling 300 apartments from studios to three bedrooms behind Jewel-Osco at Randall and Stearns roads, on the site of the former Birdies and Eagles golf driving range. The village board has approved the concept plan, and the planning and zoning commission will hold a public hearing Aug. 17.
• The South Pointe single-family home subdivision with 170 lots on about 60 acres at 1055 Middle Street. The village board has approved the concept plan and the village is reviewing final engineering plans.
• Marison Mill Suites, a building with 70 units of affordable housing for people 55 and older, is planned at 126 Center St. in downtown South Elgin. The village board has approved the concept plan.
• Two new single-family home subdivisions are being built, Trails of Silver Glen east of Randall Road and south of Silver Glen Road, and Sagebrook on Crane Road south of Silver Glen Road. Trails of Silver Glen currently has about 30 homes and Sagebrook has five or six homes, said Marc McLaughlin, community development coordinator for the village
"Since the recession, this is the most we've seen," McLaughlin said. "We're cruising right along."
Nicholas P. Marrocco, president of Gateway Development Partners, Inc., a co-developer for Fox View at the River, said he hopes construction will start by late October and be finished by early summer 2017.
The developers picked the downtown location because of its view of the Fox River and proximity to village hall, the police and fire stations, and the newly built all-inclusive playground at SEBA Park, Marrocco said.

Representatives of Continental Properties, which is building Springs at South Elgin, did not return a request for comment.
