LITH looks forward to first senior housing

A Chicago-based developer is hoping to break ground sometime in May for the construction of the first senior housing apartment complex in Lake in the Hills.

The Residences of Lake in the Hills would be built on 5.7 acres on the northeast corner of Algonquin Road and Harvest Gate, just south of village hall, said Lake in the Hills community development Director Dan Olson.

Zoning and preliminary plans were approved earlier this year, and the village board is expected to approve the final plat of easement at its Thursday night meeting, Olson said. The final step will be to approve all building and other permits, he said.

“The village is very supportive of the project and looking forward to its construction,” he said.

This would be the second senior housing project for developer DKI Inc., which owns seven housing complexes in the Chicago area, said Tim Hedges, DKI’s senior vice president of development.

The Lake in the Hills building will have 92 rental units for those 55 and older, plus common areas and lounges, many with TVs, plus libraries, an exercise room and a computer room/business center with Internet access and printers, Hedges said. The grounds will be landscaped with walking paths and sitting areas, he said.

Building management will coordinate activities for residents. In addition, the village runs its senior programs at village hall across the street, Hedges said.

Once ground is broken, it will take about 12 months to complete the project, he said.
