Weiss offering choices in Lake County

Weiss Development Corp. is developing two communities: River's Edge, a luxury condominium complex of 80 residences in the southeast corner of north suburban Vernon Hills, bordering Lincolnshire (in Stevenson High School District 125), and Lincolnshire Place Condominiums on the Village Green, 62 residences in the emerging downtown district of Lincolnshire.

With its Arts & Crafts architecture blending easily into the north end of the Half Day Forest Preserve, River's Edge consists of two five-story buildings on a five-acre site and also boasts a private 1.2-acre nature park with the Des Plaines River to its east. Six two-bedroom, two-bath design remain available, some with additional dens or formal dining rooms, as does one three-bedroom, 2½-bath plan. The units range in size from 1,745 to 2,325 square feet with large, private balconies. Prices range from $347,700 to $529,900. First occupancy began in mid-January.

The seven floor plans within the single four-story building at Lincolnshire Place on the Village Green range from 1,784 to 2,810 square feet (balconies not included), with pre-construction prices ranging from $438,900 to $829,500. Several of the residences will feature front porches, allowing private entries; others will have private rooftop decks, and penthouse units will have volume ceilings and wraparound balconies (per plan). Construction began last spring with first residents taking occupancy in Summer 2008.

A waterfall feature will visually enhance the entry to the River's Edge community from Milwaukee Avenue, and the site will also boast a gazebo adjacent to the nature park. Each building will feature a club room with a terrace and fitness facility. All units will include one or two deeded indoor parking spaces with storage.

Lincolnshire Place will feature two separate entrances, each with its own elegantly furnished lobby, three elevators and a Resident's Club Room with a hospitality kitchen, large-screen television and surround sound. Other building amenities include closed-circuit security access, a fitness room, bicycle room, individual storage lockers and 114 spaces in its parking garage.

The Infinity Terrace, a new feature at Lincolnshire Place, is set adjacent to both the exercise and Resident's Club rooms and will offer buyers an outdoor fireplace and professional-grade grill as well as a southeast view of ponds, wetlands, woods, and an infinity-edge reflecting pool.

Indoors, kitchen features include granite counter tops, maple wall cabinets in a variety of stain options, Whirlpool brand gas ranges, dishwashers, built-in microwave ovens and side-by-side refrigerators with ice and water dispensers, Kitchenaid disposals and Kohler double-bowl stainless steel sinks.

Master bedroom suites will feature two walk-in closets and a luxury bath with 34-inch adult-height cabinetry, 12-inch ceramic tile flooring and separate Kohler soaking tubs and separate showers, as well as Corian® vanity tops; mirrored medicine cabinets and full-length vanity mirrors. Many of the floor plans have large laundry/utility rooms with laundry tubs and additional storage space.

Two rail stations for the Metra North Central Service line -- Vernon Hills and Prairie View -- are within minutes of the two communities. The rail line runs to Chicago's Union Station with a transfer point for O'Hare International Airport along the way. The commute from Vernon Hills is just over an hour, and the Lake Forest rail station on the Milwaukee District North line, several miles to the east, is also an option.

The information center serving both communities is now based at River's Edge, situated on the east side of Milwaukee Avenue just north of Route 22; enter on Benjamin Drive. Office hours are 11 a.m. to 5 p.m. daily. For information, call (847) 821-8080 or visit www.weissdevelopment.com.
