Condo sales brisk at Farmingdale Village

With brisk condominium sales under way in buildings one and two at Farmingdale Village in Woodridge, builder Gallagher and Henry has released homes in building three for sale.

Sales manager Ray Dahl explains the development's popularity.

"All brick buildings, heated underground parking, storage space and elevator access have all contributed to the success at Farmingdale Village," Dahl said. "In addition, the buildings consist of only 16 homes per building and four homes per floor which our buyers really appreciate."

Each home is a corner unit offering sunlight and privacy.

The area is a draw because I-55 is a short drive to the south and I-355 is just to the west. There's also Metra train service and nearby restaurants and retailers.

Farmingdale Village is an established Gallagher and Henry community consisting of semi-custom single-family homes, priced from the $390,000s, and maintenance-free condominiums. A total of 192 condominiums are offered in 12 buildings with buildings one, two and three currently selling homes priced from the low $300,000s. Three professionally-decorated models are open daily for touring.

"Farmingdale Village has multi-generational appeal," Dahl said. "We have families in the single-family homes that have parents in the condominiums and, in many cases, have several siblings living within the Farmingdale Village community."

The developer started building single-family homes in Farmingdale Village 26 years ago. That provides a level of security to buyers, Dahl said.

The two plans which are shown as models include the Alden and the Dover. Both homes can be purchased with or without a second floor loft overlooking the living room.

Highlights of the Alden include two bedrooms; two baths; formal dining room with tray ceiling; large living room with fireplace; kitchen with breakfast room with bay window; master bedroom suite with walk-in closet and private bath with corner whirlpool tub and separate shower; spacious secondary bedroom served by a hall bath; and laundry room.

The Alden plan is currently priced from $310,700 without a loft and $337,700 with a loft.

"Some buyers use (the loft) as an in-home office or hobby room and others have converted the space to he used by visiting grandchildren," Dahl said.

Highlights of the Dover include a large eat-in kitchen with bay window; dining room with tray ceiling; spacious living room with fireplace and access to the balcony; master bedroom suite with walk-in closet and private bath with whirlpool tub; nicely-sized secondary bedroom served by a full hall bath; and laundry room.

Currently, the Dover plan is priced from $306,700 without a loft and $333,700 with a loft.

Exterior features include masonry construction; heated underground parking with a large storage space; professionally landscaped surroundings with underground sprinkler system; and spacious balconies.

Interiors feature ceramic tile flooring in the foyer, kitchen, bathrooms and laundry rooms; kitchens with oak or maple kitchen cabinets, Corian counters, Moen faucets and Whirlpool appliances including range, hood, dishwasher and disposal; oak trim and doors; wall-to-wall carpeting in choice of color; central air conditioning; gas furnace; and 50-gallon water heater.

To visit the condominiums at Farmingdale Village, take I-355 to Boughton Road east, then go one-quarter mile to Woodward Avenue. Turn north (left) to the models. Or, take I-55 to Lemont Road, go north to 87th Street, left to Woodward Avenue and right to the models.
