Construction of apartment buildings underway at Prairie Centre in St. Charles
Ground has been broken for the construction of the first two residential buildings consisting of 96 luxury apartments at Prairie Centre, a mixed-use development in suburban St. Charles.
Located at Route 38 (Lincoln Highway) and Randall Road on the former St. Charles mall site, Prairie Centre is a $100 million, 27-acre Shodeen development that will include 670 residential units and up to 116,000 square feet of commercial space when complete.
"The foundations have been poured at Prairie Centre with delivery of the first apartment units expected for November of 2019," said Dave Patzelt, president of Shodeen Construction. "The first of 10 buildings will be on McThurstan Court. Each of the three-story, elevator buildings will include one- and two-bedroom luxury apartments as well as underground heated parking and secured entry systems."
The construction of Prairie Centre will be done in phases with retail and restaurant build-outs done based on market demand. In addition to the apartment buildings and outlot options, there are six mixed-use buildings with first-floor office, retail and restaurant space with underground and street parking.
The walkable, mixed-use community is expected to attract both empty-nesters and millennials who want a streamlined lifestyle close to numerous amenities without the burden of exterior maintenance and upkeep.
"The City of St. Charles has been great to work with," Patzelt said. "We've spent several years working with our architects, designers and land planners to create a picturesque mixed-use community with landscaped courtyards, ponds and water features. When complete, Prairie Centre will be a thriving asset to the city and its residents."

Sheehan Nagle Hartray of Chicago is the architecture firm that designed the residential and mixed-use buildings at Prairie Centre. They are a dynamic full service, global, architectural firm whose past projects include award winning Dodson Place in Geneva, the Oak Park, Evanston and DeKalb Public Libraries and the Residences at Mill Creek, as well as many others.
The commercial retail and office leasing is being led by Steve Baer of Metro Commercial Real Estate in Highland Park. Since 1999 Metro has specialized in Retail Brokerage throughout the Chicago Metropolitan area. Financing for the first phase of development is being provided by 5/3 Bank.
There will be a senior housing component of the project, called Anthony Place at Prairie Centre. Anthony Place will be developed and built by GC Housing Development, LLC. These affordable one and two bedroom apartments will be age restricted to those 55 years and older and will include common gathering areas such as a computer room, community kitchen and patio for parties and gatherings as well as a gym, library and crafts room. GC Housing Development, LLC, along with their sister company Crane Construction Company, LLC, have developed and built similar independent senior living projects in Glendale Heights and the City of Chicago.
