Developer wants to build 98 homes in Kildeer near Kemper Lakes

A real estate developer wants to build 98 houses and duplexes in Kildeer near the Kemper Lakes Golf Club.

The duplexes would be the first for the house-heavy village.

Ohio-based M/I Homes has proposed creating two subdivisions on vacant land near Old McHenry Road and Route 22. Despite their proximity to each other, the neighborhoods wouldn't connect, according to documents.

One development, to be called Wentworth, would be on the northeast side of Kemper Lakes and have an entrance on North Old McHenry Road near Hillcrest Drive. The developer has proposed building 54 single-family houses on nearly 27 acres there.

The other neighborhood, to be called Westbury, would be southeast of the golf club and have an entrance on Route 22 between Corporate Drive and Old McHenry Road. The developer has proposed 20 single-family houses and 24 duplexes on nearly 15 acres.

The houses would come in five models ranging from about 2,600 square feet to nearly 3,000 square feet. The duplexes would come in three models ranging from nearly 2,100 square feet to more than 2,200 square feet.

Pricing options weren't immediately available.

Village President Nandia Black expects the duplexes will attract many Kildeer homeowners who want to downsize now that their adult children have moved out on their own.

"We're very excited to have M/I (Hom es) come to our village," Black said. "We're very pleased with their design for the community."

Black also predicted Wentworth and Westbury residents would help boost business along Kildeer's Rand Road retail corridor, which would generate more sales tax for the village.

In addition to being near the golf course, both sites are west of the Elaine Frank Apachi summer campgrounds, which are in neighboring Lake Zurich. The developments wouldn't infringe on camp property, said Michael Talbett, Kildeer's chief village officer.

The sites also aren't far from the land set aside for the long-proposed extension of Route 53 into Lake County.

M/I Homes has a contract for the properties, Talbett said. Closing is contingent on village approval of the development plans.

Kildeer's plan commission briefly discussed the proposal last week. A more extensive review is expected at the panel's May 8 meeting, Talbett said.

A village board review hasn't yet been scheduled.
