Grayslake approves deal to help lure manufacturer from Mundelein

A Mundelein-based manufacturer is relocating to a former distribution center north of downtown Grayslake as part of an economic development package worth up to $175,000 for the company's owners over 10 years.

Sheet Metal Supply Ltd., which primarily manufactures custom roofs, plans to renovate the 80,000-square-foot building at 150 Pines Drive and move in by the middle of March.

"We're very excited," company President Phillip Kweton said. "We're looking to expand our footprint, and this environment will give us the ability to."

Under the incentive agreement, the village will reimburse the company up to $175,000 in village sales taxes over 10 years, Assistant Village Manager Brett Kryska said.

Kryska said the Pines Drive building most recently was used as a distribution facility and did not generate any sales tax revenue for the village.

Kweton said the company had a good eight-year run in Mundelein, but its 30,000-square-foot building simply was too small.

"We just literally did not have space to put our equipment or raw material or finished goods," he said.

The company received incentive offers from several other communities, including one from Mundelein to stay in town, he added.

Before the company moves to Grayslake, it will renovate the Pines Drive building. Kweton said it has replaced two large sections of roof and has more to do.

Kweton said he promised the village the company will cover graffiti on the building's back wall.

In 2018, the village board agreed to pay $1 million to FLAG Chevrolet to partially fund a renovation. Also that year, the board paid $150,000 to Light The Lamp Brewery to help prepare its new location in a 101-year-old building at 2 S. Lake St.

In 2016, the board approved an incentive package potentially worth $750,000 to Butera Market to open in a shopping center on the southeast corner of Atkinson Road and Center Street.
