Shuttered Carpentersville bank site to be redeveloped into gas station, store

A shuttered bank along Carpentersville's busiest roadway will be torn down and replaced with a gas station, convenience store and multi-tenant building.

The existing 6,040-square-foot structure at 2250 Randall Road sat empty for several years before the site was purchased by Rockford-based First Midwest Group through an investment company, Carpentersville senior planner John Svalenka said.

Developers now plan to demolish the bank building and construct a 7-Eleven store and gas station on the southern two-thirds of the 1.67-acre property, according to project documents. A second building with multiple retail spaces will be built on the northernmost portion of the site.

"It's one of our most visible corners on the Randall Road corridor," Economic Development Director Patrick Burke said, noting an average 33,100 vehicles pass through the intersection at Miller Road each day. "This is going to be a great addition to that area."

Demolition could begin as early as next week after the village board unanimously approved project plans Tuesday, Svalenka said. Developers must submit final engineering and architectural plans before breaking ground on the two new buildings.

Tenants have not yet been secured for the building at the north end of the property, Svalenka said, though village zoning requirements call for a retail or service use. Developers have created plans for two possible versions of the structure, one of which would have a drive-through.

The property historically hasn't brought in much revenue for Carpentersville, even when the bank was in operation, Svalenka said. Between gas sales, the convenience store and any other potential retailers, he said, the redevelopment project will put more tax dollars into the village's coffers.

"This is a use that definitely is going to generate sales tax and also bring additional customers to that area," he said. "We're very thankful for the continued investment in Carpentersville."
