Lincolnshire officials reject townhouse plan
A developer's plan to build a small townhouse complex in Lincolnshire has been rejected by village officials.
Buffalo Grove-based ZD Pride wanted to construct four, three-story buildings with 16 total units on the 15000 block of Olde Half Day Road, just west of Milwaukee Avenue.
But village board members this week raised concerns about the proposal's density, the impact on local schools and other issues, Village Manager Brad Burke said.
They also are holding out hope the site can be developed as a retail or commercial complex, as was proposed by a different developer a few years ago, Burke said.
The roughly 2-acre site is in unincorporated Lake County, just outside the village limits. Annexation into Lincolnshire was part of the developer's plan.
ZD Pride owns the land. Earlier this year, the company proposed constructing three, two-story buildings with 12 total units. But the company withdrew the proposal before it could be publicly reviewed by the village board.
Company President Dean Zhao said he revised and expanded the plan to make the development look more urban as an appeal to "young professionals," according to village documents.
He also thought the latest version was more "financially viable," documents indicated.
The property, which is next to Holy Mountain Evangelical Church and across the street from Half Day Elementary School, once held a house that was demolished in 2017. A significant portion of the site is prone to flooding.
In 2016, a different developer proposed a commercial development there that would have included other adjoining property and been anchored by a Buona Beef restaurant. The plan stalled, however.
The village board reviewed the most recent proposal Tuesday during a committee-of-the-whole meeting. Trustees took no formal action, instead choosing not to advance the project through the village's development review process.
Reached Friday, Zhao said the company hasn't yet decided how to proceed with the site. It has several development options, he said.
