NAI Hiffman sells industrial property in Franklin Park

FRANKLIN PARK - NAI Hiffman recently sold an 80,341-square-foot building at 3311 Charles St. in Franklin Park.

Terms of the sale were not announced.

The building, constructed in 1977, has been completely remodeled and features 17-foot clear height, 4,350 square feet of office space, 6 interior docks, and 8 drive-in doors.

Brian Colson, an executive vice president with NAI Hiffman, was the sole broker in the transaction and represented the seller, MGLI Properties, LLC, in the sale to Pritzker Realty Group.

"The property is unique in that the building sits on a 6.83-acre site, which offers approximately 3 acres of excess land, fronting I-294, which is not available in the O'Hare/West Cook industrial market," said Colson. "This area could be used for outdoor storage, building expansion or heavy car parking. PRG also has a 100,000-square-foot state-of-the-art facility laid out on the site featuring 32' clear ceilings, 16 docks (expandable) and 22 trailer positions.
