Get an affordable condo quickly

"Quick" and "affordable" aren't words normally associated with buying a new home in one of Chicago's most sought-after suburbs. But at The Ponds of Naperville, a new condominium conversion, a selection of immediate-delivery homes gives buyers the opportunity to buy a Naperville residence from the $130,000s to the $170,000s and move in this fall.

Located at 1333 Modaff Road, just south of 75th Street, The Ponds of Naperville is being converted from apartments to condominiums by the Marquette Companies. Measuring 800 to 1,100 square feet, homes come with one to two bedrooms, one to two baths, balconies or patios, extra storage space and one parking space.

For a limited time, Marquette Companies is offering a "Love Where You Live" package. Upon move-in, residents will receive a new bicycle, tennis racquet, volleyball and rollerblades to help them enjoy the nearby recreation, such as a bike trail, tennis courts and a pond.

"The delivery times coincide with the last month of many apartment leases, which is perfect for those transitioning into homeownership," said Art Bettuzzi, general manager for Ryan Hill Realty, the exclusive marketing and sales agent for The Ponds of Naperville.

"At The Ponds, buyers will find monthly mortgage payments comparable to apartment rents, which is pretty rare."

The developer has upgraded a number of The Ponds of Naperville's homes with new kitchen sinks and faucets, plush carpet, laminate countertops and ceiling fans. Some of these homes come with installed washer/dryers.

Many also feature plentiful storage, including a wide closet in the master bedroom, a linen closet outside the bathroom, a kitchen pantry and an outdoor storage space as an extension of the balcony.

"Numerous first-time buyers are moving from apartments where storage is scarce, so they appreciate the extra space," Bettuzzi added.

Outside their condos, new home buyers are attracted to The Ponds' many on-site amenities like a central courtyard; a new state-of-the-art fitness center; a new business center with computers and fax/copy capabilities; and the expansion of the community clubroom. The clubroom features a kitchen with granite countertops and new appliances, and new furniture and a flat-screen TV.

The community recently unveiled a new sand volleyball court. Other recent renovations include a resurfaced outdoor pool area and new pool furniture.

Residents of The Ponds of Naperville are also in proximity to retail, dining and entertainment options in Naperville's historic downtown shopping district. North Central College and Edward Hospital are just 2½ miles from the community.
