Decisions delayed on updated Contour Place plans in Des Plaines

At the developer’s request, the Des Plaines City Council has delayed a pair of key decisions concerning a plan to construct townhouses and apartments southwest of the downtown area.

A Chicago-based limited liability company called Luz and Associates wants to build the homes on the 900 block of Graceland Avenue.

The city council was scheduled tMonday o approve a preliminary development plan for the project and to rezone the properties for residential construction, but City Manager Michael Bartholomew announced the developers requested a delay until Jan. 16. The council obliged.

Plans call for eight townhouse buildings containing 50 units to be constructed on the northwest corner of Graceland and Thacker Street, where Contour Saws operated until 2020. A privately owned but publicly accessible park is planned, too.

The shuttered factory still stands on the roughly 3-acre site and would be razed.

Additionally, a four-story apartment building with 56 units would be built across Graceland at Oakwood Avenue, on what is now a roughly 1-acre parking lot. A private park also is planned.

The two sites would be called Contour Place.

Contour Place originally was envisioned as a pair of four-story apartment buildings, one on each lot. Those plans were revised by the developer this past summer.

The zoning changes and the preliminary development plan were set to be approved Monday as part of the council’s consent agenda, which is reserved for routine issues and doesn’t require individual votes or discussion. But then Bartholomew relayed the developers’ request for a delay.
