Palatine greenlights 38-unit townhouse development at Dundee and Quentin

A vacant corner in Palatine will soon be filled by a 38-unit townhouse development.

The Palatine village council on Monday approved plans to build the homes at the southwest corner of Dundee and Quentin roads. The council also voted to annex the property into Palatine and rezone it as a planned development.

Among the conditions of their approval is that the developer remove a billboard from the northwest portion of the site when its lease expires in nine years. The billboard had been a concern raised as the development passed through the planning process.

The billboard is one of two on the property. The lease on the second is about to expire and village staff said it will be removed.

“They’re (the developer) as anxious as we are to have the billboard removed,” Palatine Director of Planning and Zoning Ben Vyverberg said.

The 4.84-acre site is located across from the Deer Grove Forest Preserve and near another residential subdivision. A gas station and car wash operated there until 2021, when the buildings were demolished and the site was cleared for redevelopment.

The developer originally sought 40 townhouses, but chopped the number down to 38 during the village review process.

Lawrence Freedman, attorney for the developer, and David Schwartz of Cornersite Development LLC, told Palatine planning and zoning commission members that construction of the two- and three-story units would take 18 to 24 months.
