Townhouses proposed for vacant land in Mundelein

A 68-unit townhouse development has been proposed for vacant land in western Mundelein.

The Huron Group, a Deerfield real estate developer, wants to build the homes at 100 S. Midlothian Road, which is at the southwest corner of Midlothian and Courtland Street. The site is east of the Orchard Meadows subdivision and across Midlothian Road from the Tall Grass Ridge neighborhood.

The nearly 8-acre site has been eyed by developers before, most recently when an assisted living facility to be called Carriage Crossing was proposed in 2018. It was never built, however.

Two houses once stood on the land. They were knocked down more than 20 years ago, documents indicate.

The Huron Group has proposed building 31 two-story townhouse units and 37 three-story units in 15 buildings, documents indicate. Each unit would have its own garage.

Additional parking would be available on driveways and in spaces reserved for guests.

Roadways within the complex would be private and maintained by a homeowners association.

The land is zoned for multifamily homes. The Huron Group is seeking a development agreement with the village that, in part, terminates the deal drawn up for the Carriage Crossing proposal.

Representatives from the Huron Group will pitch the development plan to the village board when it meets Monday night. A vote on a development agreement is planned, too.

The meeting is set for 7 p.m. at village hall, 300 Plaza Circle. It’ll be open to the public and livestreamed at mundelein.org.
