Apartments proposed for Buffalo Grove’s Chase Plaza; Buffalo restaurant site to be redeveloped
Buffalo Grove’s once moribund Chase Plaza development, where the former Dominick’s space is being converted to a fitness center and grocer, is on the verge of even more game-changing changes.
Shorewood Development Group plans to partner with UrbanStreet Group to build a 256-unit, six-story apartment building on the site. The developer also has plans to redevelop the outlot where the former Buffalo restaurant stands.
Village officials will look at the plans for the center at Lake-Cook and Arlington Heights roads at Monday’s village board meeting.
The proposal calls for UrbanStreet, which also developed the apartments at the village’s Clove development at Lake-Cook and McHenry roads, to construct 256 market-rate units and a three-story parking garage with 384 spaces to augment 72 surface spaces.
It will be developed along the eastern portion of the site, currently the 1140 Lake-Cook Road office building and the eastern part of the commercial space.
The building would include one- and two-bedroom units. Amenities would include a clubhouse, fitness center, resident lounge, a fenced dog park and an outdoor pool.
As for the Buffalo, the existing restaurant building will be demolished, leaving behind only the memories of matzo ball soup and ice cream.
The developer intends to build in its place a 6,000-square-foot building at the corner of Lake-Cook and Arlington Heights roads for a to-be-determined tenant.
Plans also call for a complete facade renovation on the western side of the development, with new storefronts, entries, lighting and signage to create a continuous design aesthetic within the center.
Construction is underway within the shell of the former Dominick’s space, which will be shared by Club Studio fitness center and a Sprouts Farmers Market grocer.
After Monday’s presentation, the next step is for the village board to refer the proposal to the planning and zoning commission.
