Naperville home goes for $8.3 million in record-breaking residential sale

A resort-style home in unincorporated Naperville purchased for $8.3 million is the highest residential sale in both the city’s and Will County’s history.

Located at 28W660 Perkins Court, the 21,361-square-foot, Tudor-style mansion sits on nearly three acres of land. The real estate listing said it has seven bedrooms, 11 full-sized bathrooms and two half-sized bathrooms.

“Properties like this rarely come to market and that’s what made it so distinctive,” said Katherine Karvelas, a real estate agent for @properties Christie’s International Real Estate.

As the highest recorded residential sale in the Naperville area’s history, the home surpasses other notable sales seen in recent years.

In November 2023, a five-bedroom, 15,451-square-foot French Provincial-style mansion on West Van Buren Avenue was auctioned for $8.07 million. Since that property was sold via an auction, the sellers collected $7.42 million through two transactions for two separate parcels — $5.42 million for the mansion and $2 million for adjoining vacant land to the east.

Following that sale, a seven-bedroom, 21,709-square-foot mansion on Shamrock Court sold for $7.55 million in February 2024. Both the West Van Buren Avenue and Shamrock Court properties are located in DuPage County.

“I’ve represented many exceptional luxury properties over my career, and this estate stands in a category of its own because of the level of customization, craftsmanship and lifestyle it offers,” Karvelas said.

The house was built in 2014 and underwent significant renovations by its most recent sellers, including finishing out about 2,000 square feet in the basement and creating an 1,800-square-foot detached section of the home.

“The house was great. The previous owners did a really good job on it,” seller Rocco Salviola said. “We basically redid all the bathrooms. … We created a whole outside space, pool, sports course, soccer field, playground, trampoline, all that stuff.”

The Naperville-based doctor and founder of Harmony Health Solutions said the renovations were motivated in part by his family’s active lifestyle as evidenced not only by the outdoor improvements but by the home’s wellness center and spa.

“The wellness portion of the house was well-used by my family. I had a daughter who was a college athlete at the time so we needed some of those things: recovery, sauna, steam, cold plunge, all that kind of stuff,” he said, noting that this daughter played soccer for North Central College. She graduated from the Naperville school this year.

Other amenities include a game room with a built-in ATM, boxing studio, putting green and private theater with a Steinway Lyngdorf sound system and a “Rolls-Royce-inspired ‘twinkle’ ceiling,” Karvelas said. The listing also notes that the pool had “fire and water features.”

Salviola said he sold the Perkins Court home because he and his family bought a 20-acre piece of property in Naperville.

“We’ve been developing it over the last few years to make a family compound and the first house is a few months from being completed so it just made sense for us to sell,” he said.

When the Salviola family bought the Perkins Court property in 2020, the purchase price was $4.75 million, according to Will County records. The property was listed in August 2024 at $9.8 million, but later removed and put back on the market this April at an asking price of $8.65 million.

“I’m not surprised,” Salviola said when asked about the record high sale of the Perkins Court home. “We had another house off Oxford Lane that I think was a high price sale back when we sold that … I think Naperville as a whole, as a town, ranks high and for some reason we don’t get the same recognition as Hinsdale or some of the other cities.”

The buyers of the home have not yet been identified in Will County records but were represented by William Squires of Real 1 Realty.

The mansion had a property tax bill of $67,293 for the 2024 tax year.

In addition to being one of the highest-priced homes sold in Naperville and Will County history, the home sale surpasses the highest residential sale in DuPage County recorded when a home in Hinsdale was sold for $7.67 million in 2021, according to the DuPage County Supervisor of Assessments office.

It is also one of the highest selling homes in the Chicago area so far for 2026. On Dec. 31, a seven-bedroom, 8,200-square-foot mansion on Lake Michigan in Kenilworth sold for $10.5 million. Another home in Lake Forest sold for $8.3 million in March, tying with the Naperville property for home sales this year.

“I also believe this sale reflects the growing strength and national recognition of Chicago’s Western suburbs in the ultraluxury market,” Karvelas said. “Buyers today recognize they can enjoy a world-class estate and lifestyle outside the city without compromising on quality, privacy or amenities.”
