Work on 68 new townhouses to begin this summer in Naperville

Homebuilder M/I Homes has closed on land acquisition for Everly Trace of Naperville and is set to start work on the new community of 68 townhouses.

The project is located on 111th Street between Route 30 and Route 59 in the southwest portion of Naperville, which Niche.com named the Best City to Live in the America for 2026.

The new 10-acre development is served by Neuqua Valley High School within Indian Prairie School District 204. Everly Trace also is conveniently located near neighborhood amenities including Commissioners Park, Tamarack Golf Club and multiple shopping and dining options along nearby retail corridors, according to a news release.

It’s M/I Homes’ third townhouse development in Naperville in less than a year.

In June 2025, the builder purchased land for Northwoods of Naperville, a 12-acre wooded parcel being redeveloped from an office site to an enclave of 64 townhouses bordered by a forest preserve.

And in February, M/I Homes received the Naperville City Council’s approval and closed on land for Benton + Main, which will bring 11 townhouses to a parcel bordering the city’s downtown district.

“The common thread between all three of these communities is that more homebuyers today are embracing the convenient lifestyle of townhome living, which is putting this housing option in high demand across a variety of environments — from scenic wooded settings to walkable downtown areas to family friendly locations like the one Everly Trace of Naperville offers near great schools and community amenities,” said Rick Champine, area president of M/I Homes’ Chicago Division. “Of course, the other theme at play is the ongoing appeal of Naperville as one of Chicagoland’s top residential destinations.”

The 68 townhouses at Everly Trace will include a mix of two-story designs with front-load garages and three-story designs with rear-load garages. Ranging from 1,700 to more than 2,300 square feet, floor plans have open-concept layouts with flexible living space, two to three bedrooms and 2½ to 3 baths. Select designs offer basement options. Some two-story plans also offer a standard loft space or optional third bedroom.

“Knowing that low-maintenance townhome living appeals to so many buyers, from young families to busy professionals to downsizers, we infuse our floor plans with flexible features and upgrades like a basement option so the designs can respond to different lifestyle needs,” said Cheryl Bonk, vice president of sales and marketing for M/I Homes of Chicago. “Buyers at Everly Trace will also appreciate the stylish exterior elevations for these homes, with crisp white board and batten siding accented by craftsman-inspired wood beams.”

Land development for Everly Trace will begin this summer, with expected first deliveries in early 2027. Pricing will be released with the start of pre-sales, to be conducted from the builder’s new Studio 640 sales store at CityGate Centre in Naperville.
