Elgin panel endorses plan to complete subdivision on city’s west side
Elgin’s Planning and Zoning Commission has endorsed plans for the final phase of the Ponds of Stony Creek, setting the stage for another 140 single-family homes to be built on the city’s far west side.
The subdivision is located on roughly 278 acres along the south side of McDonald Road, just over two miles west of Randall Road.
“We’re excited to complete this subdivision,” Dave Lawlor of Lennar, developer of the property, told commissioners on Monday. “We delivered a lot of nice homes. We feel the subdivision has been great, and we want to finish it off in the same fashion that we started it.”
If the project receives final approval from the Elgin City Council, Lennar expects to start work on the fourth and final phase this summer. Once completed, the entire subdivision will have 503 single-family homes.
The final phase of the subdivision consists mostly of 80-foot-wide lots ranging from 10,640 to 18,756 square feet. Lennar would construct the same model homes that were offered in previous units.
In addition to the 503 homes, the development features two 5-acre public parks and about 43 acres of general open space and stormwater management areas.
The Ponds of Stony Creek includes 10 different models with several different elevations per model. All model homes feature Hardie-lap siding, two- or three-car attached garages, overhanging eaves, and well-articulated architecture with windows on every elevation.
Most models have a front porch with masonry on the front elevation. The model plans range from 2,171 square feet for ranch homes to 3,800 square feet for two-story models.
According to the website, the homes currently for sale are priced from $612,990 to $758,990.
