Developer puts plans for Barrington condominiums on hold
Plans to build a three‑story, 21‑unit condominium building near 20th and Taylor Streets in Barrington are on hold.
The Barrington Plan Commission rejected the proposal 4-1 at its Feb. 17 meeting.
Two days after the commission meeting, the village received a letter from a representative of the petitioner, HAD Enterprises LLC.
“Based on the feedback and vote from the planning commission, we have as a team decided to look at the property in a different facet,” wrote Kevin Lochen of Elgin-based Bridgewater General Contracting.
He said the group would like to put meetings with the Architectural Review Commission and the village board on hold so it can look at other alternatives and, perhaps, a better use of the property.
Commissioners praised the building plan for 20930 N. 20th St. but said it didn’t fit the neighborhood, while neighbors said the project was too dense and out of character and raised concerns about traffic.
However, the development team told the commission 16 units could not cover the cost of the building.
The village would need to change the zoning from single-family to multifamily, annex the unincorporated Lake County property into Barrington and amend its comprehensive plan for an area eligible for commercial development.
The developer will have a month or two to decide whether to resubmit plans, Jennifer Tennant, village director of development services, told the village board Monday.
“If they resubmit, they’ll go back to the plan commission. If they don’t, then the denial will come forward to the village board,” she said.
