Wolf Ridge Condominiums expands incentives in downtown Northlake
Prospective buyers who act fast can receive incentives valued at up to $25,000 at Wolf Ridge Condominiums, a unique city-owned new-construction 60-unit residential development located at 77 N. Wolf Road just north of North Avenue (Illinois 64) in downtown Northlake.
"For a limited time, the developer - the City of Northlake - is offering to pay both the real estate taxes and condominium assessments for the first year of ownership at Wolf Ridge, and give the buyers two free indoor heated parking spaces," said Paul Dincin, partner in Catapult Real Estate Group, the exclusive marketing agent for Wolf Ridge Condominiums, LLC.
Each indoor heated indoor parking is valued at $7,500. The real estate tax and assessment incentives are valued at $8,000 to $10,000 depending on which unit is purchased.

"This promotion will really give buyers a running start," Dincin said. The real estate tax and assessment incentive is like "expense-free living" for a year, he said.
"A purchaser's taxes and fees - include building insurance, management, water, gas for heating, cooking, clothes drying and hot water, snow shoveling and plowing, landscaping, and window washing - are all prepaid for the first year," Dincin said.
The recent grand opening launches Phase II sales at Wolf Ridge Condominium. Twenty immediate occupancy luxury condominiums have been released for sale, said sales manager Ruben Colon.
Twenty units already are sold and occupied in Phase I of the development. One-bedroom, 2-bedroom and 3-bedroom residences with 1 or 2 baths and 1,080 to 1,790 square feet of living area are offered at Wolf Ridge.
Prices begin at $149,900 for the most affordable 1-bedroom, 1-bath unit, and $169,900 for the most affordable 2-bedroom, 2-bath layout. The most expensive luxury 3-bedroom, 2-bath floor plan is priced at $239,900. Monthly assessments range from $203 to $318.

Other affordable financing plans for buyers and purchasers who are active in the U.S. military or Illinois National Guard also are being offered, Sherwin said.

Wolf Ridge Condominiums is perfectly located for getting around the Chicagoland area since it is just blocks from the interchange of Interstates 294 and 290. O'Hare International Airport is within a convenient distance, and downtown Chicago is just 14 miles straight east.
A new-style drive-through Seattle's Best Coffee recently opened on North Avenue adjacent to Wal-Mart. The glass-walled shop features a gray interior and large menu board with both food and drinks including a wide assortment of espresso beverages and iced coffee. The Northlake location is a prototype for a new chain of Seattle's Best Coffee shops nationwide.
"Wolf Ridge Condominiums is attracting many buyers who work, rent an apartment or own a home in Northlake or the nearby suburbs of Melrose Park, Franklin Park, Elmhurst and Bensenville," Colon said.
Major area employers include UPS, Navistar, Sun Chemical, American Bottling, United Airlines, and Kindred Hospital in Northlake, Gottlieb Memorial Hospital and Westlake Hospital in Melrose Park.
The current mix of available residences in Phase II and III are: three 1-bedroom, 1-bath units; four 2-bedroom 1-bath units; 12 two-bedroom 2-bath layouts, and three 3-bedroom, 2-bath layouts.
Purchasers may choose from nine spacious condominium floor plans at Wolf Ridge, and tour six models currently on display.
The Leyden model, a 2-bedroom, 1-bath condominium
with 1,181 square feet of living area, is base priced at $169,900.
The Leyden model features an open 12-by-12-foot kitchen with an L-shaped work area and a 19-by-15-foot great room. Sliding glass doors open to an adjoining balcony (6 by 15 feet).
