Developer waiting to build homes in Gurnee
Developer Mark Avis is ready to build 133 row homes in Gurnee as soon as he sees signs of an economic rebound.
Chicago-based Avis Investment & Development Inc. got final village board approval last week to proceed with the Silverleaf complex on Gurnee's east side, near St. Paul Avenue and Delany Road.
"This type of housing is the first to recover," Avis said Friday.
Avis said he'd like to start construction in late 2009, but said he'll break ground when a three- or four-month trend shows increased sales of new and existing homes, as well as an easing of credit markets.
Gurnee ordinance would have allowed up to 198 apartment units on the property where Silverleaf will be built. Village trustees publicly supported Avis' plans, in large part because they are for 133 homes and not 198.
Plans call for a fenced dog-play area, kiosks and benches to be among Silverleaf's amenities. Avis said the two- and three-bedroom homes with attached garages and driveways will have a starting price in the $200,000s.
Silverleaf will occupy part of 15 acres bordering Deer Creek condominiums, a former apartment complex. Some residents in the 198-unit Deer Creek condos complained to the village board about how the Silverleaf row homes will ruin their view of nearby woods.
Gurnee Mayor Kristina Kovarik has been saying there should be more affordable housing in Lake County. Avis said his row home project will fill that need.
