Carpentersville re-votes for annexation, luxury homes

After a false start, the village of Carpentersville made way for a luxury custom-home subdivision within the village limits.

Trustees on Tuesday voted 6-1 approving an annexation agreement with East Dundee-based developer Lodge LLC to build eight custom homes on a 5.41 acre site at 17 N 742 Sleepy Hollow Road, north of Huntley Road in unincorporated Dundee Township.

A re-vote was needed after the board last month prematurely approved the agreement. Trustees needed a two-thirds majority of the entire board - not a simple majority - to approve the annexation agreement.

At that meeting, the 4-2 decision was one vote short, according to the Illinois Municipal Code which requires two-third majority for all annexation agreements.

Trustees Keith Hinz and Paul Humpfer voted against the annexation agreement citing density concerns, while Trustee Linda Ramirez-Sliwinski did not attend the meeting.

Carrie Koenig, managing director of Lodge LLC, said the development, dubbed Lodge Lake, would feature eight custom homes on lot sizes ranging from 1/4 to 1/3 of an acre. Home prices are expected to be upward of $700,000.

Each of the homes would have access to the small lake adjacent to the property, though only four of the eight homes would be considered lakefront properties. Two others would have lake views, while another two would have lake access alone.

Hinz, the lone dissenter, said the density of the development was still a concern.

"I don't feel like this is a good thing," Hinz said. "I really don't."

Meanwhile, Humpfer said he changed his vote after visiting a similar subdivision in Long Grove.

The village board also approved the annexation of the property into the village, as well as a the final plan and planned unit development.

"This has been a long time coming and I am thankful that we got here," Koenig said after the development was approved.

"Now we are passed that point and can get to the fun stuff of selling and designing."
