New seniors-only complex proposed for Mundelein

A seniors-only residential complex proposed for Mundelein would be unlike any other development for older people in the area, proponents boast.

The Sunrise Senior Living center is planned for the southwest corner of South Midlothian Road and Courtland Street. It would consist of assisted- and independent-living suites for older residents whose abilities to take care of themselves vary.

It's designed for residents who aren't as independent as the people moving into the new Grand Dominion seniors-only development on Mundelein's west side, said Tim Hedges, development consultant for the project. That subdivision, a Del Webb project, consists of single-family houses.

The new proposal is also unlike Sunrise's other complexes in Gurnee, Highland Park, Buffalo Grove and Barrington, Hedges said. None of those centers offer independent living.

"It's another option for seniors," Hedges said.

The Mundelein village board Monday voiced support for the proposal by authorizing its staff to prepare a variety of resolutions and ordinances for the plan.

Those documents will, if eventually approved, rezone the property and smooth the way for construction to begin.

The roughly 8-acre target site is vacant now and consists of three lots that are zoned for residential or public uses. The developers need the land to be zoned for multifamily homes.

The village's plan commission and appearance review commission have approved the proposal.

The plan calls for a three-story building that consists of two wings. One would have 80 assisted-living suites and the other would have 70 independent-living suites, according to village documents.

The wings would be connected by a central dining area.

Village trustees unanimously supported the plan, which has been in the works for several years. They voted for it to move forward after little discussion.

Trustee Terri Voss said she initially wasn't in favor of a senior-living center on the site because there's not a lot of shopping opportunities for seniors in the area. She changed her mind after talking to area residents who support the plan, she said.

"I think this will make a great addition to our community," she said.

The village board should finalize the Sunrise Senior Living plan at its next meeting on April 14.
