By asking specific questions early on, you're more likely to get the information you need to make the right choice. Here's a top five list of questions every home buyer should ask before the closing:
Why are you selling? "Determining the sellers' motivations for pulling their home on the market will help your Realtor structure a purchase offer," said Jim McEneaney, senior regional vice president, Coldwell Banker Residential Brokerage. "If you can determine whether the sellers are anxious to get the home off their hands, you may have more room for negotiations."
Are there any disclosures? Most states require disclosure of material defects that may affect the desirability of a home. Make sure to find out if there are any issues that need attention.
How did you come up with your price? Realtors prepare a Comparative Market Analysis and research current prices in the area to determine the listing price of a home. Have your Realtor do similar research of comparable homes in the area to give you peace of mind that the home you want is listed for a reasonable figure.
How are the utilities? Ask about the monthly expenses associated with the home such as gas, electric and water. Finding out specifics can help you prepare a focused financial game plan.
What about property taxes? Not only should you look at what the owners currently pay, but consider any upcoming reassessments or special levees being voted on in the community that could impact that figure.
