Plans to revamp public areas inside Gurnee village hall advance
A refresh for the public portion of Gurnee village hall is on track with the approval this week of a construction manager for the pending project.
The village board hired Camosy Construction Inc., of Zion to oversee the estimated $1.5 million project at the 34-year-old facility, 325 O’Plaine Road.
The firm specializes in municipal projects and served in the same role for the construction of Fire Station 3, which opened in October 2021, said Patrick Muetz, village administrator.
“We’ve been very impressed with the assistance they’ve provided in the past,” he said.
The village is planning four phases of improvements to the building. Phases 1 and 2 involving employee areas. Phases 3 and 4 focus on public areas and will be addressed first. Village hall was built in 1992.
“Much of the carpeting, tile, paint, window treatments, furniture, wall coverings, lighting, etc., in both the public and employee areas remain original to the building,” Muetz said.
“As you can imagine, after 34 years of use and wear and tear these areas are in need of a refresh,” he added.
The first project will include the village board chamber; main foyer and public hallway; community room; public restrooms; administration and community development service counters and two community development offices.
Work will involve new carpeting, tile, paint, window treatments, furniture, wall coverings and lighting. Also, security enhancements, HVAC modifications and alterations to meet the Americans with Disabilities Act and more are planned.
Muetz said the public area work is expected to be completed in the first half of 2027 subject to bid results. Camosy will be paid 5% of the total contract price.
Last fall, the village contracted with FGM Architects of Oak Brook — which also worked with Camosy on Fire Station 3, to develop a village hall master plan.
Muetz said Phases 1 and 2 likely won’t start for at least a year after Phases 3 and 4 are complete.
