New townhouse development breaks ground in Carol Stream
Carol Stream officials and principles of Pebble Nest developers recently joined in a ground-breaking ceremony for the future townhouse complex in the northern part of the village.
Shovels hit the dirt June 4 near the development’s site at 26W241 Lies Road.
“Overall, we had a great turnout and truly appreciate everyone’s support,” said Rupam Patel of Pebble Nest, based in Winfield.
About two months earlier the Carol Stream village board unanimously approved both the annexation of the 3.2-acre property into the village and the development itself.
The project comprises 8 two-story buildings containing four units each between 1,853 and 2,326 square feet, plus a private internal street, a common area, and water retention. It will be built south of Lies Road and east of Kuhn Road.
“It’s consistent with the village’s future land-use plan for single-family residential development of the unincorporated parcels,” said Don Bastian, Carol Stream community development director, after the April 6 approval.
Carol Stream panels held courtesy reviews of The Reserve in two meetings in 2025 before the village plan commission provided a positive recommendation to the board in March.
Over the course of the hearings Carol Stream residents voiced concerns, including the prospect of increased traffic and stormwater runoff due to the new development.
“At the staff level we felt comfortable that they (Pebble Nest) had done a good job addressing these things,” Bastian said.
Prices listed online for townhouses under The Ridge banner — 1,853 square feet, three bedrooms, 2.5 baths — started at $495,000.
Larger townhouses named The Summit — 2,326 square feet, four bedrooms, 3.5 baths — were listed starting at $595,000. Both styles include two-car garages.
Patel said each building should take between six and eight months to build. He estimated project completion by the end of 2028.
