Construction of luxury homes in Long Grove to begin in summer

Construction of 20 customizable, single-family homes at Karen’s Corner in Long Grove is set to begin this summer.

Home sales have begun for the new community at 20470 N. Hicks Road. Homebuilder Fidelity Wes is slated to break ground in August with first home deliveries anticipated in August 2027.

Priced from the $900,000s, the homes will be built on roughly half-acre sites. They are offered in seven different floor plans and 12 exterior elevations, with options for further customization. Available styles include ranch homes and two-story plans with first-floor primary suites.

“Karen’s Corner was designed to fill a significant gap in the market for buyers who want high-end new construction in Chicago’s northern suburbs that isn’t a townhome or multimillion-dollar estate,” said listing agent Scott Ottenheimer with the real estate firm Baird & Warner. “Pent-up demand among buyers looking for first-floor primary suites starting below the $1 million price point is incredibly high, and there is very limited supply in Chicago’s northern suburbs. A developer could have built large mansions on this site, but the Fidelity Wes team wanted to create 20 homes at a more attainable price point for the area that suit a range of lifestyles, from growing families to empty nesters.”

Base home offerings will include options such as a two-bedroom-plus-den ranch with an unfinished basement, while fully upgraded and expanded homes can range from $1.5 million to $1.6 million, depending on size, layout and selected finishes. All plans include attached two-car garages, with three-car garage configurations as an option. Homes will feature private well water service with access to municipal sewer infrastructure. Select homesites offer water views overlooking ponds.

“The number of customization options at Karen’s Corner means buyers can personalize their home to a level typically not offered at this price point,” said Mike DeMar, president at Fidelity Wes, which has been building in the community for 35 years.

Fidelity Wes’ Casa Bella project, a roughly 50-home single-family community in neighboring Kildeer, is in the final stages of development and selling off remaining lots. A sales center and model home for Karen’s Corner is located at Casa Bella and open for tours by appointment.
