More homes on the horizon: West Dundee annexes land at Route 72 and Randall Road
West Dundee trustees unanimously agreed this week to annex roughly 75 acres at the southeast corner of Route 72 and Randall Road.
The vote on Monday paves the way for Fox Haven, a proposed development that would bring 89 single-family homes and 94 duplexes to the village.
Plans show three- and four-bedroom homes. Village officials say the homes would be priced at market rate, with the single-family homes likely in the upper $600,000 range and the duplexes selling for the upper $400,000s.
“We feel it’s a nice development for that site,” West Dundee Village President Chris Nelson said, adding that the proposed development mixes well with the Carrington Reserve, a neighboring residential development.
He added the development “respects the existing ecology” and highlights the existing rolling, wooded landscape.
Lennar’s proposal is the fourth residential development for the village in the last 18 months, Nelson said.
In addition to the proposed development, Lennar has two townhouse communities under construction in West Dundee, including Hickory Glen, a 112-unit development on 19 acres just west of the former Spring Hill Mall off Huntley Road, and Harvest View, a project with 92 townhouses on 13 acres off Route 72 east of Dundee Middle School.
Trustees also recently gave preliminary approval to Pulte Homes’ plans to build 84 homes off Route 72 and Sleepy Hollow Road.
Final plans, including engineering, for Lennar’s and Pulse’s proposal are expected to be approved in the coming months, with construction starting as early as this spring, said Tim Scott, the village’s director of economic development, planning, zoning and urban design.
He noted the village has seen significant growth in the last 10 years, starting with apartment developments on the far south and north ends of town. Recent developments also include an assisted living facility and ranch-style homes targeted at those 55 and over.
“Collectively, these projects have allowed the village to diversify offerings to serve all markets and life stations,” he said.
Lennar plans to use 72 of the 75 acres for its Fox Haven development. The remaining three, which front Randall Road, are zoned for potential future commercial use, Scott said.
Nelson said annexing the land also prevents it from being used for commercial or industrial developments.
“This could have easily been pulled into Elgin and been made light industrial,” he said. “This is a fantastic outcome.”
