Buffalo Grove planners to hear proposal for homes on Schwaben Center property
The Buffalo Grove planning and zoning commission is considering a proposal for a 33-home residential development on the Schwaben Center property on Weiland Road.
A meeting is scheduled Wednesday.
M/I Homes of Chicago LLC plans to build the Highbury Club, a single-family detached home development, on the 8.6-acre property.
The property consists of two parcels. One is a 7.7-acre lot at 301 N. Weiland Road containing the Schwaben Center building and soccer fields, and a 0.9-acre lot at 20311 N. Weiland Road in unincorporated Lake County that has a single-family home. The unincorporated area would be annexed into Buffalo Grove as part of the project.
M/I Homes, a 50-year-old national homebuilder that has been in the Chicago market for about 20 years, plans to build homes ranging from 2,360 to 2,732 square feet. Each home would include three to four bedrooms, two and a half bathrooms and a full basement.
“They build a diverse array of beautiful single-family homes and they are extremely committed to building neighborhoods that people want to live in and stay long term,” Margaret Gienko, an attorney representing the homebuilder, told the village board in May, when they referred the matter to the planning and zoning commission.
Gienko said M/I Homes also completed The Villas at Link Crossing in the village.
The development will offer three different floor plans with a choice of five different exterior styles for each.
As for questions regarding the future of the Schwaben Athletic Club, Thomas Gansauge the club’s director of coaching, said, “We still own the fields across the street, so we will have to develop this side with a turf field project to ensure the club will keep existing.”
If recommended for approval, the village board will vote on the preliminary plan, annexation of the Lake County parcel, the residential planned unit development designation, zoning map amendments and any variations from the zoning code.
Some trustees voiced support for the project when it was first announced earlier this year.
M/I Homes representatives indicated they have already reached out to affected school districts, including Aptakisic-Tripp District 102 and Stevenson High School, to inform them of the project.
