Bell Works in Hoffman Estates to see massive expansion and welcome first residents in 2026
Construction of 164 high-end townhouses and redevelopment of the commercial west side of Bell Works Chicagoland in Hoffman Estates are expected to be done and ready for occupancy in late summer 2026.
Both projects began earlier this year, with work on the west side of the former AT&T headquarters driven by the 98% occupancy of the property’s east side.
“As the first phase of Bell Works Chicagoland reaches full occupancy, it reinforces the success of the metroburb model and the demand for this type of highly-curated space in the local market,” said Ralph Zucker, president and CEO of New Jersey-based Inspired by Somerset Development. “The west side will let companies reap all the benefits of the east side, offering the same vibrant mix of office, retail and community spaces — and further transforming the Bell Works Chicagoland into a true live-work-play destination in Illinois.”
Leasing has begun for the of the west side’s 430,000 square feet of traditional office space — about 35,000 square feet of which will be dedicated to 16 fully furnished “Ready-to-Wear” suites for flexible leases of 1,000-4,000 square feet. A conference center with five rooms accommodating up to 370 people as well as 70,000 square feet of retail space also will be available.
The east side, meanwhile, now has only 10,000 square feet of space remaining, including a 1,800-square-foot “Ready-to-Wear” suite and two office spaces. Recent leases from Arjo, Convergint and WT Group have brought a combined total of 785 additional employees to the campus daily.
Among the newest amenities there is the culinary destination of Bell Market, which also serves as a hub for weekly entertainment and private gatherings.
About 300 rental apartments are in the approval process to join the owner-occupied townhouses on the same nearly 20-acre site at the east end of the 152-acre property.
These long-awaited residential components fulfill the vision of the redeveloping former corporate headquarters as a “metroburb” where people work, live, shop and enjoy entertainment all in one place.
