Buffalo Grove votes to annex Fiore property for 90 townhouses
Buffalo Grove trustees approved Pulte Home Co.'s plan for 90 townhouses on the former Fiore Nursery & Landscaping Supply property near Prairie View Metra station.
The board voted Monday to annex the approximately 11.2-acre property north of Route 22 and west of Main Street in unincorporated Lake County.
Village officials are touting the development as a key element in the village’s plans for the Prairie View Metra station area.
“It offers housing attractive to emerging demographics, such as millennials, young families, baby boomers and empty nesters,” said Buffalo Grove Community Development Director Nicole Woods.
In addition, the development promotes sustainability through wetland and open space preservation — nearly half the site is dedicated to open space, she noted.
The nursery closed operations in 2023. It is now used by two different landscape contractors, with a portion used for commercial vehicle parking and storage.
Pulte is the third largest builder by volume in both the United States and the Chicago market, company officials touted.
Pulte sold more than 900 homes in the Chicago region and is currently selling in 17 municipalities across the area, including homes recently approved in Libertyville and Schaumburg.
Priced from the mid-$500,000s, with an average sale price in the low $600,000s, the townhouses will offer 2,200 to 2,800 square feet, with three-to-five bedrooms and two-and-a-half to four-and-a-half bathrooms. Each will include a two-car garage.
Trustee David Weidenfeld was concerned about the project’s affect on school districts. Pulte expected the new townhouses to generate 30 to 40 additional students.
