Costco Business Center proposed for Des Plaines office park

A Costco Business Center has been proposed for Des Plaines’ southeast side, officials announced this week.

Although city officials have received only some partially completed preliminary documents, they’re excited by the prospect of the retail giant coming to town.

“A company like Costco only moves into highly desirable communities for its operations,” Mayor Andrew Goczkowski said through a spokesperson. “I am pleased that they are considering bringing a Costco Business Center to Des Plaines.”

Sixth Ward Alderman Mark Walsten called the proposal “intriguing.”

DIR Development, a commercial real estate company based in Evergreen Park, is eyeing land at 2200 E. Devon Ave. and 2400 E. Devon Ave. for a 137,000-square-foot store and a Costco-branded gas station.

The site is within the O’Hare Lake Office Park, just south of Peterson Lake and west of Interstate 294.

A former office building on the property is being demolished, city spokesperson Brad Goodman said, and a second building that still has some corporate tenants will come down, too.

Both buildings have had “significant vacancies” in recent years, Goodman said.

Some tenants have been relocated to a third building in the 40-acre office park that won’t be demolished, Goodman said.

While any Costco member is welcome to shop at a business center, the specialized stores cater to businesses and have different inventories than regular Costco warehouse stores.

Business center offerings include commercial appliances, individually wrapped snacks and an expanded selection of beverages, according to costco.com.

As of last year, only 26 of Costco’s 897 stores in the U.S. were business centers. The only Costco Business Center in Illinois is in Bedford Park, the company’s website indicates.

Conversely, traditional Costco warehouse stores can be found in Mount Prospect, Schaumburg, Glenview, Mettawa, Lake Zurich and other suburbs.

Des Plaines officials expect the developer will submit a formal proposal for the property later this year.
