Lee & Associates of Illinois negotiates a new industrial warehouse lease for Bullfrog International in Elgin
Growing hot tub retailer commits to industrial space to support expanding Illinois retail presence
Rosemont, IL — Lee & Associates, one of the largest national commercial real estate providers, negotiated a new 53,000-square-foot warehouse lease on behalf of Bullfrog International at 1320 Gateway Drive in Elgin, IL. The tenant was represented by three Lee & Associates brokers — Rick Scardino, Principal, and Michael Petrik, Associate, of Lee & Associates of Illinois, and Sean Bishop, Principal, of Lee & Associates Arizona.
The 53,000-square-foot building features 24’ clear height, two interior docks, two drive-in doors and an existing three-ton bridge crane. It is located just south of the I-90 and Randall Road interchange in Northwest suburban Elgin. The landlord, Bix Box Property Owner C, LLC (Mapletree U.S. Management LLC), was represented by Jeff Matella of Cushman & Wakefield.
Bullfrog International is a designer and manufacturer of high-end hot tubs that has quickly entered the Midwest market and expanded its Chicago-area presence with new industrial warehouse and retail space. Previously opened Bullfrog Spas retail stores are located in Geneva, Gurnee, and Vernon Hills and average around 10,000 square feet.
According to Scardino, “This well-positioned warehouse space is ideal for the quick ramp up being experienced by our tenant in the Chicagoland market. With three other retail stores opened over the past year, and a fourth and fifth location to be announced soon, this building is ideally located for product delivery and service.”
