Lynd opens decorated models for home at Ashcroft, new build-to-rent community in Oswego

Lynd, a national real estate development and property management firm, recently announced the opening of its two decorated models for Home at Ashcroft, a new build-to-rent (BTR) planned community at 137 Dorset Ave. in Oswego, Ill., offering 178 three-bedroom attached single-family homes plus a range of management services and amenities starting at $2,591 per month.

Home at Ashcroft is 8 miles south of Aurora, 10 miles west of Naperville and 45 miles southwest of Chicago.

Originally designed as for-sale single-family homes, the residences at Home at Ashcroft are wider than most townhouses and offer many features typically found in detached single-family homes, such as bright, open layouts, two-car garages with extended driveways (accommodating a total of four cars per residence), finished or unfinished basements, fenced-in yards, and back porches with scenic views of the community, such as its water features and walking path.

Ranch and two-story floor plans, some with first-floor primary bedrooms, range from 1,559 to 1,747 square feet. The two models showcase the Birch and Cypress plans — two-story homes each offering three bedrooms and 2½ baths, with the Cypress model’s primary bedroom located on the first floor.

“Home at Ashcroft began life as a traditional single-family development, and it shows with home design features like the fenced-in yards, basements, porches, driveways, spacious rooms, wider hallways and better appliances, as well as the overall quality of finishes,” said Anthony Tiritilli, president of development for Lynd. “Today, more people, ranging from young professionals to empty nesters, prefer the flexibility and mobility of renting. Living at Home at Ashcroft gives them that flexibility but with the feel of a single-family home.”

All homes at the community feature 9-foot ceilings, hardwood floors, walk-in closets, white kitchens with quartz counters and stainless appliances, in-unit washer/dryers, keyless entry, resident portal and EV chargers. Groups of six homes share a cul-de-sac for privacy. An attentive on-site management team provides such services as plant watering (inside and out), yard care, snow removal, package receiving and dog walking.

Work is underway on a $2 million community clubhouse with a state-of-the-art fitness and wellness center with access to an outdoor pool with covered pavilion, fountain, sunken firepit and grills. Slated to open later this year, the 5,500-square-foot space includes a lounge that opens to a warming kitchen and coffee bar, private library with fireplace, private party/events room, coworking stations, conference rooms and a private office, game area/billiards room and a secure package delivery room.

“Residents of Home at Ashcroft enjoy the best of both worlds — the space and privacy of single-family homes plus the maintenance-free lifestyle, services and amenities of a Class A apartment community,” Tiritilli added. “With three bedrooms and a basement, there is ample room to entertain and host guests, plus store all your belongings. Then, you have the added bonus of a pool, gym and other on-site facilities, as well as the option to have someone collect your packages or water your plants while you’re traveling. Everything at the community is meant to make life easier.”

Lynd’s on-site wellness programming distinguishes its developments, including Home at Ashcroft, from other communities. For example, Lynd offers discounted rents to residents who offer personal training, yoga, cooking or other classes to fellow residents, dubbing them “Lyndfluencers.”

“Lynd’s wellness programming enhances life for our residents and fosters a sense of community that sets Home at Ashcroft apart from other rental communities and improves resident satisfaction and retention,” Tiritilli said.

While the Sun Belt still dominates the BTR market, the number of BTR homes in the Chicago area increased by 76% between 2017 and 2022, according to RentCafe, and Chicago is now in the top 20 metros for BTRs. With mortgage rates still high and for-sale home inventory low, BTRs appeal to people who may be waiting to buy a home, empty nesters who no longer want to be tied to a mortgage or simply those who prefer the hassle-free option of renting versus owning, noted Tiritilli.

Home at Ashcroft is located near the Southbury subdivision, less than 2 miles from the shops, restaurants and services of downtown Oswego and with easy access to Fox Bend Golf Course, School District 308, Chicago Premium Outlet Mall and Phillip Park Zoo. It also offers proximity to I-88 and I-55.

Home at Ashcroft’s fully furnished models are open Saturdays from 10 a.m. to 5 p.m., Sundays from noon to 5 p.m., and Mondays from 9 a.m. to 6 p.m. For more information, contact 872-877-2340 or ashman@lynd.com or visit www.homeatashcroft.com.
