West Dundee eyeing two townhouse developments

West Dundee could see the construction of just over 200 townhouses in the near future if concept plans for two developments win village approval.

Lennar Corp., a national homebuilder with headquarters in Florida, presented concept plans this week for one of two proposed developments in West Dundee. The plan calls for 111 townhouses on a 19.5-acre parcel on the north side of Huntley Road near Huffman Park. The village’s planning and zoning commission will review project plans later this year.

Members of the planning and zoning commission also expect to review preliminary plans later this month for a 92-unit townhouse development on 13 acres off Route 72/Main Street, just west of Randall Road and adjacent to Dundee Middle School. Village trustees saw concept plans for the project in September.

The 13-acre project would help complete a neighborhood near Dundee Middle School that includes The Reserve at Randall Road, a 380-unit apartment complex, and a traditional single-family home subdivision, officials said.

On Huntley Road, the 19.5-acre plan would provide housing that could be beneficial in the redevelopment of Spring Hill Mall. Though not adjacent to the mall, the suggested townhouse development is near the mall.

Village Manager Joe Cavallaro said other developers had proposed more dense projects that included rental units for the property.

“We’re really excited about this one,” Cavallaro said. “We think this is a much better scenario.”

Village officials added the 13-acre project west of Randall Road provides an alternative to the industrial developments other communities have seen in the same corridor. Housing provides a less intensive use of the property, said Timothy Scott, the village’s director of economic development, planning, zoning and urban design.

Though proposed by the same developer, the two projects will have different looks. The parcel off Huntley Road would feature traditional townhouses with front-facing garages, while the parcel west of Randall Road would have three-story townhouses with garages at the rear of the home.

Townhomes in both developments would have three bedrooms and two bathrooms. A representative for Lennar Monday said townhouses near Spring Hill Mall would range in size from 1,700 to 1,850 square feet and be priced between $375,000 to $390,000.
