The confusing case over Trump business deals

I am confused concerning the charges being tried against the former president. We are told he is being charged with fraud for exaggerating and lying about the value of property he wanted insured and to use as collateral for loans. But none of the banks or insurers he dealt with have brought charges.

Nor have they canceled the loans or insurance they approved. And don't these companies have their own appraisers who investigate and verify the value of such things? They don't just take the opinion of customers when dealing with millions of dollars, do they? If he is charged with lying to the government about the size of these loans and insurance, didn't the government request documents from these companies when verifying the claims? Clarify.

These charges seem specious.
